DO YOU REQUIRE CO-SIGNERS FOR HOMES LEASED BY COLLEGE STUDENTS?
Yes, we do require co-signers for homes leased by college students. Although many students today balance part-time employment with their studies, most continue to rely on their parents as a source of income. The college years are challenging and situations can change quickly. For these reasons we ask that every college tenant submit a signed guarantor form with his or her rental application.
ARE THE LEASES SIGNED PER STUDENT OR PER HOUSE?
Our homes are rented in their entirety, meaning that we have one signed lease agreement per home. EACH tenant must submit an individual rental application and guarantor form. Once approved, we will produce ONE lease, to be signed by all tenants.
HOW MUCH IS THE SECURITY DEPOSIT?
We require one months' rent as the total security deposit (shared among tenants) for each of our homes. Within the first week of occupancy our property managers will schedule a dedicated walk-thru of the home with our tenants. Provided that they return the home at the end of their lease in the same condition as their initial occupancy, tenants should expect to be refunded 100% of their security deposit.
WHAT ARE THE LEASE TERMS?
All of our leases are fixed-term, meaning that the lease covers a definite time period. The majority of our leases are either 12 or 24-month terms.
